Planning Applications
Planning Applications are normally discussed by our Planning Committee.
West Northamptonshire Council is the planning authority for Moulton and makes decisions on planning applications. West Northamptonshire Council decides on applications either at a committee meeting or delegation to a planning officer.
Moulton Parish Council is informed of all planning applications in its area and is entitled to support / object / comment but ultimately the decision rests with West Northamptonshire Council.
All comments we make about a planning application will be considered by West Northamptonshire Council, but only comments which raise material planning considerations can be taken into account when an application is decided.
Material planning considerations can include (not exhaustive):
- Overlooking/loss of privacy
- Loss of light or overshadowing
- Parking
- Highway safety
- Traffic
- Noise
- Effect on listed building and conservation area
- Layout and density of building
- Design, appearance and materials
- Government policy
- Disabled persons' access
- Proposals in the Development Plan
- Previous planning decisions (including appeal decisions)
- Nature conservation
Non-material considerations include loss of view, increased competition or negative effect on the value of properties. Personal circumstances are generally not a material planning consideration.
